Get Away From It All & Stay Comfortable
Looking for seclusion? An escape from away from the crowds? How about reasonable rates, and a place where you can fish, ski, boat, and swim on Bull Shoals lake? Do you like friendly attention from a staff who is truly happy to see you? Then FishUn Time is for you! We have only 6 housekeeping units which means Un-crowded surroundings, plenty of parking for vehicle and trailers, and oh-so-sweet privacy! Reserve the entire resort for your small group or reunion and you'll be able to enjoy all amenities with only your group.

The Comforts of Home
FishUn Time's small store in the office has free area maps, free activity pamphlets, ice, charcoal, sodas, ice cream, pizza, snacks, basic sundries, and a freezer for your fish. A convenience store located 1-1/2 miles away sells fishing licenses, bait, gas, groceries, and other basic items you might need. If you really want to stock up you have a choice of two super Wal-Mart stores and four full-size grocery stores, all within 25 to 45 minutes away.

Lodging
We have six clean, comfortable housekeeping units and one housekeeping year 2000 mobile home. All units have full kitchens with refrigerator, stove, cookware, dishes, silverware, microwaves, toasters, coffeemakers, and satellite color TV's with DVD/VCR players. All units are air conditioned and heated. All towels and linens are furnished except swimming towels. Tasteful decor gives all units a home away from home appeal. Large picture windows over over dining tables give a view of the grounds and the forested surroundings. The full bathrooms invite a quick shower or a relaxing soak in the tub. All units have screened porches and the mobile has a deck with a patio table and chairs. There is plenty of parking for your vehicles and boat trailers.

Check out a VHS or DVD Movie from our selection of over 300 at no extra charge for your first movie. Also, available for rent, our Play Station 2 system and games for your children to play with in your cottage.

Unit 5	Brand new in 2000, unit 5 is a 2 bedroom mobile home with a full kitchen, full bath, new queen size sleeper sofa in living room, color Satellite TV with DVD/VCR, washer/dryer, central air conditioning and heat, and a private deck with BBQ grill, patio table and chairs. One bedroom has a queen bed and the second bedroom has 1 twin and 1 set of bunk beds.	$79/$474	$60/$360
Unit 6	Unit 6, a duplex unit, has 1 bedroom with queen bed, 1 bath (shower only), a full kitchen, fireplace with insert, and heat & A/C. The open floor plan includes the kitchen, dining and living area. The living room has a 52” HD satellite TV and a DVD/VCR player, a full size sofa and a queen size sleeper sofa. There is a BBQ grill outside. Unit 6 is our non-smoking unit. The screened-in porch overlooks the grounds. There is a 2 person spa included. Price based on first 2 persons.	$89/$534	$60/$360

Reservations & Deposits Rates for units #1-4 based on first 2 persons. Rates for mobile based on first 4 persons. Rates for unit 6 based on first 2 persons. Additional persons are $5 per day. Children 5 and under stay free - 7th Day Always FREE! Monthly rates available by request December through March. One aluminum fishing boat (motor additional) or slip FREE with each unit rental (based on availability). Rollaway beds and cots are available on request. $50 deposit per unit required to hold your reservation. The balance is due on arrival.  Pets are a one time charge of $10 for each pet. Please keep pets on a leash at all times. Cancellation Policy Deposits will be forfeited if we receive less than a 2 weeks notice of cancellation unless we can fill the unit. If we receive less then a 48 hour notice you will forfeit 50% of the cost of the days reserved. You are responsible for the days you reserve. No refunds for early departures.

FishUn Time Grounds
Drive down the forested road to FishUn Time Resort, and you will know you are truly getting away from it all! FishUn Time is on a county-maintained road, a little less than a mile from Bull Shoals lake. No other buildings are visible. Our 7 acre facility is flat with grass lawns shaded by tall hardwoods. We're surrounded on all sides by Ozark hardwood and pine forests. You can enjoy the peace and quiet or have a great time listening to music, watching a movie at the pavilion, or playing an exciting game of volleyball, badminton, horseshoes, shuffleboard, or shooting a few baskets on our newly installed basketball court without disturbing any neighbors. Our low-traffic road makes a beautiful place to take relaxing evening strolls. We also have tetherball, a swingset with slide, a Slip and Slide Triple Racer and super soakers for the young ones to enjoy! If you tire of all the activities take a siesta in one of our hammocks.
Fish-Un-Time has just added a new open deck area where you can see the lake and surrounding Ozark hills. It has patio furniture and benches and a BBQ area is off to the side of the deck.

Pavilion
We have a lighted covered pavilion with picnic tables large enough to accommodate all our guests, 3 bar-b-que grills, ceiling fans, stereo, and a Dish satellite TV with a VHS/DVD player. Our guests frequently gather under the pavilion to watch a movie, listen to music, play a game, or just to enjoy the forest setting. No need to worry about mosquitoes as they don't thrive well in our area.

Game Room
Enjoy a game of pool, air hockey, foos ball, darts, or cards in our air conditioned / heated game room. Or check out a board game or puzzle from our large selection in the office.

Dish Satellite TV
All units have color TV with remotes on Dish Satellite TV. Get your favorite news channel, the Weather Channel, sports, cartoons, movies and all your favorite Dish channels.

Campfire Area
Gather around our campfire pit in the evening with benches to roast marshmallows or tell stories. There is plenty of Ozark hardwood to burn so stay out all night if you want!

Stargazing
"Dark Sky" is a condition resulting from little or no horizon glow from city lights. Dark Sky is a condition cherished by amateur astronomers because they can see so many more stars than in regions which don't  have Dark Sky. And we have Dark Sky! On clear nights we love to set up our telescope for children and adults to gaze into the heavens at the stars and planets. Ask us and we will tell you the names of the stars, planets and constellations you are looking at.

Dock
Our private boat dock is 3/4 of a mile down the county maintained road from the resort. It is covered and lighted with electrical outlets to all stalls. It has a fish cleaning station with running water. Our boat launch gives you a gravel based access to the lake. We have a freezer available to keep your fish catch fresh for you.

You can fish and swim off our new swim deck in the clean waters of Bull Shoals Lake, which has 45,000 surface acres of water and 740 miles of timbered shoreline. There are no closed fishing seasons. You can fish Bull Shoals lake day and night year round, but spring and fall are the best for fishing. Largemouth, smallmouth, and Kentucky bass, crappie, walleye, bluegill, catfish, and rainbow trout are common catches. Spear fishing is popular with scuba divers because the underwater visibility is excellent.

Other Activities
Bull Shoals Lake's clear, open waters are perfect for numerous other water sports such as scuba diving, snorkeling, and water skiing. Hikers, photographers, and wildlife enthusiasts alike appreciate the Ozark mountains and land for its diversity of birds, animals, flowering trees, and wild plants.

Oakland & Nearby Attractions
Located one mile south of the Missouri state line, the small community of Oakland offers a café, a marina, and a convenience store. You can rent boats and jet skis at the marina. We are about 25 minutes from Mountain Home, Arkansas, and 20 minutes from Gainesville, Missouri. Gainesville has restaurants, gas stations, a grocery store, and convenience stores.

Mountain Home has several restaurants, movies, banks and ATMs, churches, grocery stores, a 24 hour Wal-Mart Super Center, craft and antique shops,18 hole golf courses, bowling alleys, miniature golf, go carts, and horseback riding. Bull Shoals Caverns and Mountain Village 1890 in Bull Shoals,  Blanchard Springs Caverns, the Ozark Folk Center, Branson live music shows and Silver Dollar City, The Great Passion Play in Eureka Springs, Bass Pro Shop in Springfield, the Norfork National Fish Hatchery, are all within a two hour drive or less from FishUn Time. From Gainesville, MO, take Hwy. 5 south 11 miles to State Rd. 202. Turn right. Go 6 miles to Marion Co. Rd. 122 (Oakland, AR). Turn right. Follow signs to resort 1.4 miles.
From Mountain Home, AR, take Hwy. 5 north 14 miles to State Rd. 202. Turn left. Go 6 miles to Marion Co. Rd. 122 (Oakland, AR). Turn right. Follow signs to resort 1.4 miles.
